The Need for Development
Following an independent review of employment and logistics land supply in the area, a shortfall was identified. The Bennerley site has been identified in the Regulation 19 (Publication Draft) Greater Nottingham Strategic Plan (GNSP) as a Strategic Allocation within Broxtowe Borough under Policy 22.

This policy sets out the requirements set by the Council to ensure the development is suitably designed and sustainable.
This includes scrutiny of flood risk, design, impact on heritage assets, provision of education and training, and managing pollution levels as part of the application process.
The draft Allocation also proposes releasing part of the site from the Nottingham Green Belt, located between Ilkeston and Awsworth. This proposal includes releasing part of the site from the Green Belt, with the proposed country park retained within the Green Belt to maintain protection of this area, consisting of wetland habitats and floodplain.
